3-Star Boutique Hotels in Dubrovnik Old Town
1. Palazzo De Bona
Although the best area to stay in Dubrovnik is subjective, my personal vote is to stay within the old town. In addition to the close proximity to major sites, there’s also something about waking up to a view over orange rooftops that just feels so quintessentially Dubrovnik.

Palazzo De Bona is definitely more under-the-radar than other properties on this list, but that’s actually part of why I like it! If the idea of a simple stay in an attic-style room with a stellar view sounds appealing, this is the place for you.
Although this cozy guesthouse technically falls a bit out of the realm of boutique hotels in Dubrovnik, it offers that homey feeling I love about boutique properties.

My main motivation for booking Palazzo De Bona was definitely the prime location in the old town. To give you a sense of just how prime this spot was, here’s a view from the window!

Within minutes, you can reach the major city sites, including the Walls of Dubrovnik, Onofrio Fountain, Pile Bay, and Lovrijenac Fortress.
What to Know Before You Go:
As Palazzo De Bona is technically a guesthouse, it doesn’t come with added amenities like breakfast or a 24-hour desk. In fact, there’s no front desk person nor a restaurant.
Instead, you’ll enter the building as you would an apartment. I actually liked this aspect because it felt private and homey, almost as though we lived here!
Given the age of the building, there’s no elevator, so this property is not suitable for those with limited mobility. You’ll need to climb a hefty few flights of stairs, but it’s worth it for the view and the location.
How to Get Here:
Palazzo De Bona is located at 1 Bunićeva Poljana, Old Town, 20000 in Dubrovnik.
If you’re having trouble finding the property, head to Micro Café.
4-Star Boutique Hotels in Dubrovnik Old Town
2. St. Joseph’s Boutique Hotel
Dating back to the 16th century, St. Joseph’s Boutique Hotel has been impeccably restored while preserving its original charm.
Set on a quiet street, this is not one of your average boutique hotels in Dubrovnik Old Town, but a four-hundred-year-old historic house filled with rich character. Plus, despite its recessed location for peace and privacy, it’s only a few minutes from Stradun and Banje Beach on foot.

The six intimate rooms offer historic charm coupled with modern-day conveniences such as a kitchenette.
While there’s no on-site restaurant, a continental breakfast is conveniently provided for guests each morning. In addition, there are numerous restaurants waiting just outside the front door.
How to Get Here:
St. Joseph’s Boutique Hotel is located at UI. Svetog Josipa 3, 20000 in Dubrovnik.
3. Boutique Hotel Stari Grad
One of just a duo of hotels located within Dubrovnik’s Old Town Walls, Boutique Hotel Stari Grad is an intimate property offering a memorable stay. Similar to St. Joseph’s, this boutique property is also located on a quiet street, yet just steps from Stradun.
Completely renovated in 2013, Stari Grad once belonged to a 16th-century nobleman.
With nine rooms and two suites, this hotel seamlessly blends history and modernity.
Perhaps the property’s most impressive calling card is Michelin-recommended Above 5, its exclusive rooftop restaurant. True to its name, this restaurant truly goes above and beyond typical Croatian cuisine by “redefining the concept of fancy.” Guests can start off each day on the right foot with a delicious breakfast and an unforgettable view from atop this rooftop oasis.
Boutique Hotel Stari Grad is also home to the Icona Thai Spa, a relaxing sanctuary offering ancient Thai massage treatments.
How to Get Here:
Boutique Hotel Stari Grad is located at Ul. Od Sigurate 4, 20000 in Dubrovnik.
4. Scalini Palace
Scalini Palace is another wonderful option for a historic stay infused with modern amenities.
Built in a picturesque 16th-century manor dating back over 500 years, Scalini Palace was once the home of Dubrovnik scientist Ruđer Bošković.
This hotel features eight self-catering suites in three distinct styles: deluxe suites, deluxe suites plus a balcony, and city-view deluxe suites. These homey suites include a kitchenette featuring a stove, dining table, microwave, and kettle. Some also offer a balcony displaying charming old town views.
The accommodating hotel staff at Scalini Palace is happy to arrange everything from car transfer services to boat tours around Dubrovnik.
Although there’s no on-site restaurant, breakfast is conveniently delivered in-room daily. Plus, the in-room kitchenettes make meal preparation easy and convenient.
How to Get Here:
Scalini Palace is located at Boškovićeva ul. 3, 20000 in Dubrovnik.
5. Prijeko Palace Boutique Hotel
Set in a 16th-century palace, Prijeko Palace Boutique Hotel is a heritage property bursting with character and charm.
Located a mere 500 feet from the Walls of Dubrovnik, Prijeko Palace Boutique Hotel offers an ideal old town location as well.
Each of the nine rooms are infused with color and personality, blending modern and Baroque elements.
Some rooms include a private balcony. In addition, guests can rent an entire floor – or the full building – upon request.
Without a doubt, the highlight of the Prijeko Palace Boutique Hotel is its absolutely fabulous Stara Loza Restaurant. My husband and I booked a reservation for the “Menu Tasting Terrace” located on the hotel rooftop and it managed to surpass our already-high expectations.

I suggest booking a table about a half hour to an hour before sunset to watch the sky put on a brilliant show atop Dubrovnik’s characteristic orange rooftops.

This was easily one of our favorite dining experiences not only in Dubrovnik, but to date. In addition to spectacular views, the food was superb.

Just keep in mind that you’ll need to make a reservation and there’s a two-person minimum/four-person maximum. I suggest booking at least several weeks in advance during the peak summer season, as this intimate rooftop space fills up quickly.
In addition to the incomparable terrace restaurant, Stara Loza also includes a street terrace as well as the interior Salon, the elegant third-floor interior dining space.

Located just outside the City Walls and under 500 feet from Pile Gate (the town’s westernmost gate), this is one of those rare Dubrovnik boutique hotels that feels secluded, yet is easy walking distance from the main sites.

This intimate property is meant to feel like a home-away-from-home, with a warm and accommodating staff.
Each of the six rooms offer cozy charm and are based around a theme, from music to literature.
Breakfast is offered daily on the outside terrace surrounded by gardens.

This former-palace-turned-hotel also offers two restaurants: Restaurant Magdalena and Restaurant Lucijan. Restaurant Magdalena features a Baroque chapel as well as an open-air terrace nestled amongst olive trees and serves breakfast, lunch, and dinner.
Restaurant Lucijan puts a modern spin on Mediterranean. Like Magdalena, it’s also open for breakfast, lunch, and dinner in its open-air ground terrace (breakfast) and chic indoor seating area (lunch and dinner). A hearty à la carte breakfast is served daily.
